Position Overview:
Trophy Point Investment Group is seeking a detail-oriented and hands-on Real Estate Disposition Specialist to join our private lending team. This remote position plays a critical role in maximizing the value of distressed loans and REO assets. The ideal candidate will be a strategic thinker with deep real estate expertise and a strong ability to negotiate, assess property value, and drive profit-driven disposition strategies.
This is a boots-on-the-ground role requiring construction/rehab knowledge, real estate evaluation experience, vendor relationship skills, and the ability to drive efficiency and cost control in property turnaround.
Key Responsibilities:
Maximize Loan Recovery
• Drive optimal value from distressed loan assets through effective property disposition strategies.
Property Evaluation
• Determine property value in current condition and also determine after repair value.
• Physically visit newly acquired or defaulted properties.
• Conduct detailed walk-throughs and document structural integrity, safety, damage, and repair needs.
• Capture detailed photos and videos of interior/exterior.
• Prepare and submit property condition reports within 48 hours of visit.
• Work collaboratively with borrowers and tenants during the resolution or transition process.
Repair & Renovation Coordination.
• Identify, vet, and secure competitive quotes from licensed local contractors for repairs or renovations.
• Evaluate contractor bids for scope, cost, and timeline.
• Determine the most profitable exit strategy (sale vs. lease).
• Oversee contractor progress (if repairs are approved) and confirm completion meets quality and compliance standards.
Disposition Execution
• Coordinate property cleanup, staging (if needed), and readiness for market.
• Coordinate the sale, lease-up, or long-term hold strategy of properties, ensuring financial performance and compliance.
• Oversee all financial aspects of lender-owned properties, including budgeting, forecasting, and reporting.
• Build and manage a strong network of local real estate agents, wholesalers, and investors to generate qualified buyers and accelerate sales timelines.
• Lead negotiations with stakeholders including buyers, borrowers, vendors, and tenants to drive favorable outcomes.
Reporting & Communication
• Maintain property files and status updates using company tools and CRM.
• Communicate with the Loan Servicing & Special Workout Manager on timelines, issues, and cost deviations.
• Attend virtual team meetings to align on strategy.
Qualifications:
• 3+ years of field experience in real estate, property rehab, or construction/project management.
• Strong knowledge of residential construction and property valuation.
• Ability to travel frequently and work independently with limited supervision.
• Excellent communication and organisational skills.
• Tech-savvy (ability to upload reports/photos, work in Google Suite or similar tools).
• Reliable transportation and valid driver’s license.
• Licensed home inspector or prior real estate experience is a plus.
