Vanderbilt Mortgage and Finance, Inc. is a national housing lender specializing in financing manufactured and modular homes. The Land Examiner is responsible for reviewing title commitments, appraisals, and surveys to ensure legal home placement and protect the company's lien position.
Responsibilities
- Evaluation of title work, appraisals, and surveys
- Gathers all necessary information from customers and home centers to review and ensure accuracy
- Orders necessary documents based on loan approval requirements
- Analyzes legal documents such as deeds and other title documents to determine ownership of real estate
- Verifies title documents are in correct form and meet legal requirements
- Researches public records such as court decisions, liens, and encumbrances to identify and resolve title defects
- Reviews and requests necessary revisions of documents and audits appraisal reports for accuracy
- Examines exceptions shown on the loan policy to protect customers and marketability of the property
- Provides any appraisal value discrepancies to Loan Originators for approval based on the requirements of the borrower’s loan package
- Audits surveys for land restrictions, legal access, easements, and encroachments
- Ensures proper fees are included in the loan for land documents and submits invoices to Accounts Payable once finalized
- Assist more junior colleagues and new team members on daily tasks and team practices if/when questions arise
- Assists other team members when volume is high and is responsible for resolving issues as needed
- Reviews title work and identifies issues such as judgements, delinquent taxes, and liens and is responsible for communicating any issues to the necessary parties
- Partners with third party vendors, retail, and customers to resolve issues that may arise during reviews
- Educates retail partners and borrowers on state/federal guidelines and enforces compliance
- Verifies vendors are approved for use and provides vendor packages to complete if needed
- Sets expectations and follows up with vendors until land documents are received and completed
- Works with sister departments (e.g., Land Examination, Originations, Connect Lending) and Retail Home Centers who maintain correspondence with our borrowers and maintain strong partnerships with them

Skills
- High School diploma or equivalent required
- Minimum of 1 years' experience required
- Attention to detail
- Organizational skills
- Ability to communicate effectively and efficiently via phone, email, and person to person
- Capability of gathering facts accurately, analyzing causes, evaluating alternate solutions, and arriving at sound conclusions on action to be taken
- Knowledgeable of applicable state and federal lending regulations
- Experience using Microsoft Suite a plus
- Desire to have a supportive and positive team atmosphere
- Possesses a strong team-oriented mindset and ability to communicate in a timely manner
